Why Are Homes on Isla Margarita So Cheap?

A 4- or 5-bedroom house under $150,000 — sometimes under $100,000 — sounds impossible by Caribbean standards. On Isla Margarita it is real, and the reasons are straightforward: Venezuela's long economic crisis pushed many owners to sell, the buyer pool is small because international financing is essentially limited. Price alone cannot establish condition: repairs, access, documents and maintenance requirements need to be assessed for each house.

The flip side: this is not a market for a quick flip. You buy here because the island offers genuine Caribbean living at a fraction of the cost of Aruba or Curaçao — and you should plan to hold.

What Does Owning Cost Per Year?

  • Property tax: request the actual municipal assessment and any outstanding balances for the house.
  • Utilities: electricity and water are inexpensive, but many houses run backup systems (water tanks, generators) that need maintenance.
  • Caretaker or management: if you are not on the island year-round, request a quote covering visits, garden or pool care and emergency call-outs.
  • Upkeep: sun, salt air, and humidity are hard on roofs, AC units, and paint. Build a reserve from the condition survey and local repair quotes; a low purchase price does not mean low repair costs.

Buy Cheap, But Buy Safely

A low price never replaces due diligence. Every purchase — including the listings above — should go through a local lawyer: title chain and Registro check, seller authority, liens, taxes, and a written purchase agreement before any money moves. Our buying process guide and legal checklist walk through each step.

Can a lower budget include a sea view?

Our Casa Colonial listing at Playa Zaragoza offers sea views and needs renovation. It is not listed as direct beachfront. Compare its total project budget with Casa Guacuco if you want more space, a pool and a villa near the beach.
